About the 12% tax
Southwest Florida requires a combined tourist development and sales tax on rentals under six months. It applies to every stay on the island, whether booked direct or through a marketplace — no rental can waive it. Stays longer than six months are treated differently under Florida rules; ask the owner about your specific dates if you are considering a stay that long.
What you do not pay
Because every stay here is arranged directly with the owner, there is no marketplace service fee layered on top — the charge that typically adds a double-digit percentage to the guest total on booking platforms. There are also no separate utility accounts: electricity, water, and high-speed internet are included in the rate.
Payment schedule
When money is actually due.
- At booking: a 50% deposit of the total.
- 60 days before check-in: the remaining balance. Stays booked 60 days or less before check-in are paid in full at booking.
- Cancellation: a full refund of everything paid for cancellations made more than 60 days before check-in. From 60 days onward, payments are non-refundable unless the dates are rebooked.
- Check-in 4:00 PM, check-out 11:00 AM.
The website never collects card or bank details. You receive an itemized quote covering rate, discount, fees, and tax, and payment is arranged directly with the owner.

What is the cheapest month to rent on Marco Island?
June and July are the lowest at $4,500 per month, followed by August, September, and October at $5,090. March is the highest at $7,834.
Are taxes and fees included in the monthly rate?
No. The monthly rate is the rental charge. A $225 cleaning fee, $75 booking fee, and $150 property-protection charge are added, along with the 12% combined tourist development and sales tax that Southwest Florida applies to rentals under six months. Everything is itemized in your quote before you reserve.
How does the multi-month discount work?
The discount is a flat dollar amount based on the number of complete months in your stay: $400 for two months, $900 for three, $1,500 for four, $2,200 for five, and $3,000 for six or more. It is applied automatically to your quote.
What happens if my stay does not line up with calendar months?
You can choose your own arrival and departure days with a one-month minimum. Any partial month is prorated by night from that month's rate, so you pay for the nights you actually stay rather than a rounded-up month.
