Marco Island • Long Term Rentals
Marco Island long term rentals, booked direct with the owner.
A furnished 2-bedroom, 2.5-bath townhouse about a 5–7 minute walk from South Beach, available by the month with a one-month minimum. Two, three, four, or six months — the longer you stay, the larger the direct-booking discount.
The basics
What counts as a long term rental on Marco Island?
On Marco Island, "long term" generally starts at a one-month stay. Most residential buildings and condominium associations on the island set a minimum rental period — commonly 30 days, and in some buildings 90 days — which is why so little short-term inventory exists outside the resort corridor. That rule shapes the whole market: the island's rental stock is built around monthly and seasonal guests rather than weekend visitors.
This townhouse follows that pattern. The minimum stay is one month, and there are no nightly or weekly bookings. Beyond that, you have real flexibility in how you structure the stay.
Two ways to book your dates
- Whole calendar months. Book in one-month increments — February 1 to February 28, for example — and pay that month's published rate.
- Your own arrival and departure days. Pick the exact dates that suit your travel, keeping the one-month minimum. Any partial month is prorated by night from that month's rate, so a stay running mid-January to mid-March costs what those specific nights are worth rather than being rounded up.
Either way, you see an itemized quote — rate, discount, fees, and tax — before you commit to anything.
What is included
Everything is already here. You unpack and settle in.
The difference between a long term rental and a hotel stay is whether the place actually works as a home for weeks at a time. This one is set up for it:
- A fully equipped kitchen — full-size appliances, cookware, and everything needed to cook rather than eat out for a month.
- In-unit washer and dryer — full-size, in the unit, not a shared laundry room down the hall. This matters more than almost anything else on a monthly stay.
- High-speed Wi-Fi and smart TVs — reliable enough for video calls and a remote work schedule.
- Linens, towels, and a stocked home — you arrive to a home ready to use, not a shell.
- Dedicated parking, plus his and her bikes, a grill, and beach chairs for guest use.
- Saltwater community pool and screened lanais — a quiet courtyard rather than a crowded resort deck.
- No utility accounts — electricity, water, and internet are handled. Nothing to set up or transfer.
Three levels, so a long stay does not feel cramped
The townhouse is a genuine three-level layout. The entry level has storage for beach gear plus a queen sleeper sofa and twin pull-out. The main level holds the living room, kitchen, dining area, half bath, and screened lanai. The upper level has both bedrooms, two full bathrooms, and a private balcony. For two people it feels generous; for a family of six, everyone has somewhere to go.
Who stays here
Built for the way people actually rent long term.
Snowbirds. The largest group by far. Guests escaping northern winters typically take January through March or January through April, and often return to the same dates year after year. See the snowbird season guide →
Remote workers. Wi-Fi that holds up on video calls, a quiet residential setting, and a walkable beach make a month here workable rather than a compromise. Summer and fall months carry the lowest rates of the year, which is when a working stay makes the most financial sense.
Families and multi-generational groups. Six people, three levels, two full bathrooms upstairs, and a pool courtyard — with a kitchen and laundry that make a long stay practical rather than exhausting.
People between homes. Guests selling a house, waiting on a closing, renovating, or relocating to Southwest Florida use a furnished monthly rental as a bridge. It is far simpler than a year-long lease plus furniture.
Cost
What a long term stay actually costs.
Monthly rates run from $4,500 in June and July to $7,834 in March, reflecting the seasonal swing that defines Southwest Florida. Multi-month stays earn a flat dollar discount that grows with length — $400 at two months, $900 at three, $1,500 at four, $2,200 at five, and $3,000 at six or more.
On top of the rate there is a $225 cleaning fee, a $75 booking fee, a $150 property-protection charge included in the quoted total, and the 12% combined tourist development and sales tax that Southwest Florida applies to rentals under six months. Every one of those lines appears in your quote before you reserve, so the total you see is the total you pay.

What to ask any Marco Island long term rental
Whether or not you end up here, these are the questions worth asking before you send a deposit anywhere on the island:
- What is the building's actual minimum rental period? Some are 30 days, some are 90.
- Is there in-unit laundry, or a shared facility?
- Are utilities and internet included, or billed separately?
- Is parking assigned, and how many spaces?
- What is the total cost including cleaning, fees, and the 12% tax — not just the headline monthly rate?
- What is the cancellation policy, and when is the balance due?
- Are you dealing with the owner or a marketplace, and what does that change about fees?
